Preservation services has become more
frequent in just the past two years. This is a nationwide issue. Once a service
provider does not get paid it is after the reality and there is only the
recourse of filing liens and preventing the "good" battle. But there
is also the problem of before the reality. How does a service provider as
certain he will get paid?
This is a query that every service provider, today asks
independently, each and every time they sign up with a new property management
company. Companies have to keep taking on new clients because they can only
make money if they take the work orders in quantity.
What can they do "before the truth?" A good
organization decision would be to get a considering company. A considering
company expenses one to two percent, but it is well worth it in this author's
opinion. One to two percent opposed to not getting paid should not even require
a calculator to make that choice. The benefits with a considering company is,
if they do not pay, the factoring company then goes after them for the money
because you have already been paid.
It would seem to be the best way to minimize the possibility when there
are so many property management companies appearing daily and you have no way
of understanding who will or will not pay their companies. A Property
